The Number of Permits Issued for New-Build Homes Fell Again Last Quarter. The Government Wants To Build 100,000 Homes Annually. “You Certainly won Achieve That With This.”
From April to June, 20,000 Permits Were Issued for New-Build Homes, Reports Statistics Netherlands (CBS). That is 3,300 ferwer than in the same period last year. The Permits Issued Are An Indication of How Many Homes Will Be Added In The Next Two Years.
“20,000 permits is not a good number,” Says CBS Economist Frank Notten. “The Government has the ambition to build 100,000 homes. You certainly won Achieve that with this. To achieve that, you would have to issue about 25,000 permits per Quarter.”
The Construction of New Homes Has Been Disappointing for some Time because the construction sector is struggling with Several Problems. These include staff shortages, grid congestion, delays due to objection procedures and difficult permit granting.
In the second Quarter of this year, 1,500 permits for new-build homes were Were withdrawn. The Balance of Permits in That Quarter Thus Amounts to 18,500. The CBS Now has insight into the number of withdrawn permits because it uses a new method.
“These are permits that were Issued Earlier and Have now leg withdrawn,” Says Notten. “Permits are withdrawn, For Example, because they do not comply with the regulations, or because they have not with a certain deadline.” The Numbers of New and withdrawn Permits Can Be Seen in the Graph Below.
More Homes In The Pipeline
Transformations, Such as Converting Offices Into Homes, are not included in the CBS Figures. Accordance to notten, that number is usual around around ten thousand annually. “The Government Wants To See More Of That Too, But That Is also Failing.”
In The Second Quarter, Sixteen Thousand Homes Were Completed, A Decrease of Eleven Hundred. Real Estate Association NVM PreviOutly Reported with the figures on the sales market in the second quarter that there is a mismatch between what the market hens and what is being build. The NVM is Asking the Cabinet to Offer Calm.
The Number of Homes in the Pipeline Has risen to 207,400, Accordance to CBS Figures. These are homes for which a permit has leg issue, but which are not yet ready. Because 20,000 permits have leg issue, 1,500 have leg withdrawn and 16,000 homes have leg delivery, the number of homes in the pipeline is increasing.
“The Lead Time Seems to Be Longer,” Says Notten. “Apparently it takes longer to complete a project.”
