
The Average Rent Prices for Homes Have Risen Again by Almost 5 percent in Twelve Months. This Spring, A Rent Freeze Still Seemed Imminent. Only last year did rents rise equally faster than now.
The Average Monthly Price for a Rental Property in July of this year was 4.9 percent higher than a year earlier, accordance to new figures from Statistics agency CBS. A Significant Increase, Especiate Since Inflation is only Almost 3 percent.
This Spring, The Now Outgoing Cabinet was planning to freeze Rents for Social Housing for Two Years. As a result, tenants would not pay more. But with the fall of the cabinet, that freeze was also off the table. And Tenants Were Still Faced with a Hinges Increase This Summer.

Housing Corporations Own Two Out of Three Rental Properties in The Netherlands. Social Rental Properties from Other Landlords Rose Slightly Less, by 4.7 percent.
The Prices of Rental Properties in the Private Sector also Rose Slightly Less: 4.4 percent. In all these markets, The Rent Increase was Higher a Year Earlier.
Landlords Are Looking for the Maximum Increase. This Summer They Were Allowed to Increase Rents For Social Housing by 5 percent. For Private Sector Rent, The Price was Allowed to Increase by 4.1 percent.
The fact that rents have risen a little harder is partly due to relocations. Landlords are less bound by the maximum percentage with a new resident. Under Certain Conditions, They Can Then Increase the Rent Extra. The CBS Calculated that the Effect of Resident Changes Accounted for 0.8 percentage Points of the Higher Rent This Year.
Of the major cities, Rent Prices in Rotterdam Rose the Fastest, AS in 2024. Accordance to the CBS, the increase of 5.3 percent is because most people there changed homes. Without these Changes, Rents in Amsterdam and Utrecht would increase slightly faster.
Flevoland and Drenthe are the provinces where rents have risen the fastest: 5.2 percent. Limburg was The Least Affected by Rent Increases, But Remains Close to the National Average With An Increase of 4.5 percent. Across The Country, Tenants Have Received A Significant Increase.
