More homes sold in April, while prices continue to rise

More homes were sold in April than a year earlier. With an increase of 21 percent, the trend of recent months continues. In total, 18,915 existing homes changed hands last month. The average price increased by more than 10 percent.

The average price for an existing owner-occupied home in April was 472,054 euros, according to the Land Registry and statistics office CBS on Thursday based on new figures. House prices peaked in July 2022, after which they fell for a while. But the trend has been rising again since June 2023. You can see this in the graph below.

The price increase of 10.2 percent in a year is similar to that of previous months. In both March and February, the average sales price was 10.6 percent higher than in the same month of the previous year. An important cause of the higher prices is that the Netherlands has emerged from a recession in the meantime, says the Land Registry.

In the first four months of 2025, 70,389 homes were sold, more than 17 percent more than in the first four months of 2024. What also plays a role is that many landlords have put their properties up for sale. They would no longer be able to earn a good living from renting due to the proposed freezing of rents. The cabinet has now decided to only freeze rents for housing corporation homes.

Risks Due to robbery of homes

De Nederlandsche Bank (DNB) warned on Tuesday that there may be overvaluation of real estate. The supervisor had investigated the financial stability of the Netherlands. Income growth, persistent scarcity in the housing market and a slightly lower mortgage interest rate are driving up the prices of owner-occupied homes. The risk is that prices will suddenly fall sharply, the supervisor reported. This could lead to instability.

According to DNB, the risk of sharp price declines is limited or somewhat for the long term. DNB President Klaas Knot is therefore “absolutely not making a prediction”.
