Average WOZ value is increasing by 5 percent this year

The average WOZ value of homes in the Netherlands this year is approximately 398,000 euros. This is an increase of 5 percent compared to 2024. As a result, many households are again paying higher local taxes than a year earlier.

The WOZ value is an estimate by the municipality: the amount that a home would likely have yielded upon sale a year earlier (in this case, on January 1, 2024).

Many people are not happy with a higher WOZ value because they also have to pay more taxes. For example, water board taxes, waste disposal fees, and sewage charges increase if the WOZ value of the home rises.

The strongest increase in WOZ value is seen in Leidschendam-Voorburg in South Holland. There, the average increased by 14.1 percent to 444,000 euros. In Wierden in Twente and Eersel in North Brabant, the WOZ value decreased (-1.4 percent).

As in previous years, the highest WOZ values are found in North Holland. Bloemendaal is at the top. There, a home is worth an average of 923,000 euros. That municipality is followed by Laren, where a house is worth around 920,000 euros. Kerkrade in Limburg has the lowest WOZ value, with an average of 214,000 euros.

WOZ value has not fallen for years

The WOZ value has been rising for years. The last decrease in the average dates back more than ten years, during the aftermath of the financial crisis around 2013. Since then, the housing market has recovered, and values have risen sharply.

The average WOZ value in the past five years

As can be seen in the frame above, the increase in 2025 is greater than in 2024. Nevertheless, this is still relatively small compared to the sharp increase in 2023. At that time, the WOZ value was strongly influenced by the high house prices in 2022.

If you disagree with the WOZ value of your home, you can object within six weeks of receiving the WOZ assessment. This can be useful if your home differs from comparable homes, for example, due to overdue maintenance or a less favorable location.
